Most of us have rented property at some time or another. And we've all experienced the pitfalls of finding that elusive property that best suits our requirements. At Sinclair White we understand the process and our aim is to make the whole process as smooth and positive as possible.
We don't want to waste your precious time. We want you to have the first opportunity to secure your ideal property, so our email alert system is designed to put you at the front of the queue. By adapting our registration processes online we have made the process faster and tailored to modern lifestyles, where instant internet results are an expectation not a privilege.
Our online application form can either be downloaded or filled in online - whatever is most convenient for you. We will make every effort to advise you of the result of your application within 24 hours because we understand it's important to receive information as quickly as possible.
Once you have been approved for a property your first months rent becomes due (either by bank cheque or money order) and a lease agreement will need to be signed at our office within 48 hours to secure the property.
Your bond is not due until you collect the keys from our office. The bond must be either bank cheque or money order made payable to The Residential Tenancies Bond Authority (or RBTA). On receipt of the bond you will be given a set of keys along with a property condition report and all other relevant information pertaining to your tenancy with Sinclair White.
Paying rent is simple, via cheque or money order at our Albert Park office or via onerent (with numerous payment options available including Bpay and Credit card).

For all urgent repairs and maintenance simply contact our office at your first opportunity and we will promptly attend to your matter.
All non-urgent maintenance should be reported to our office in writing. Simply email us at info@sinclairwhite.com.au or complete the maintenance request form with as much detail as possible.

Ending your tenancy
28 days notice, in writing is required if you are no longer in a lease agreement or the 28 days coincide with the end of your lease agreement.
If you are still in a lease and wish to vacate you can do so, however you'll appreciate that you be breaking your lease and the following costs will apply:
- Rent must be paid until an approved, new tenant takes possession of the property or expiration of the lease agreement, whichever occurs first.
- All advertising expenses incurred in re-letting the property
- A re-letting fee based on the unexpired component of the lease
